Costa Rica Real Estate For Sale
There are so many Costa Rica Real Estate “Experts” out there that it is pathetic! Each of them has their point of view which is usually based on no more than how often their phone rings. Even though that I work with the best real estate agencies in the entire country on a daily basis by hosting their properties for sale on another site that I own. Because of this I’m able to see each and every contact that they receive, what it’s about, the property type, asking price, and property location. With this information I produce Costa Rica real estate reports that show me not only what customers are searching for but also what is selling. Anyone who really knows real estate in Costa Rica should tell you that property is only worth what the buyer is willing to spend for it. Until now there have been no magic formulas that would work here, nor any past real estate comps that would tell you what things are truly worth. Currently (2008) the Costa Rica real estate market is changing and sellers are for the first time getting realistic on their asking price. In the past most property owners had adopted an attitude that they could ask outrageous prices for any piece of real estate in Costa Rica and eventually someone would make an offer on it. In my opinion this is the first time in 8 years that I would actually tell real estate investors to seriously begin looking to buy. Why? It’s simple, because the country is only as big as West Virginia; it’s bordered on both coasts by water and their not making anymore of it!
Costa Rica Homes for Sale
First off you must understand that a home for sale in Costa Rica can be anything that you live in and that the construction price on all homes for sale is calculated by any floor that’s covered by concrete, wood, stone, tile etc. In other words one square foot in the homes garage has the same value as one square foot in the homes living room. Trying to buy a home here can be an aggravating event without the help of a good real estate agent like Coldwell Banker, Re Max or Century 21. Companies like these are internationally known for protecting their clients when they buy a home in Costa Rica and after you move in as well. If you choose to buy an existing home on the market then you may find that sellers ask almost the same price per meter as what a new home cost. Maybe you’re interested in purchasing a condo for sale as a second home. In early 2003 there began to be a huge explosion of condo developments pooping up across the entire country. Huge numbers of real estate investors purchased condos on “pre construction” sales. Developers made it easy for buyers by requesting a small percentage down on the un-built condo units and then another small percentage down when they began construction. Buyers flocked to these real estate deals and began to buy condos because real estate developers told them that they wouldn’t last long and that they were great rental income properties at the very least. At one time a condo for sale in Costa Rica was going so quickly that there some developers had waiting list for their next condominium projects.
Land for Sale in Costa Rica
There’s a bunch of land for sale in Costa Rica but, the question is what do you want to buy it for? If you’re interested in buying land for personal use to have a farm or to run a small business then you may want to look outside of the tourist areas. Farm land in Costa Rica can still be bought very reasonable if you purchase it away from the hot spots. Land can run anywhere from $500 per acre to $5000 depending on its location, water source and improvements. Farm land as well as any other type of land is sold by the meter, manzana or hectares. It really doesn’t matter how big it is because all land sales are quoted by CPM (Cost per Meter). Now if you’re looking for crop production or agricultural land for sale, then you first you’ll need to decide on what crop will be grown before purchasing. Coffee can be grown on land with steep hills, while pineapples must be on land that is more flat. Developers who seek land in Costa Rica can find a variety of prices depending on where the land is located, ocean views, direct beach front or the land size itself. Finding a farm for sale is still a good option in many areas and a real estate developer who is interested in building homes for sale with a little bit of land around them should consider ocean view property due to the price per acre.
